Current dispute processes

GV2022 Cycle

The GV2022 Roll is closed. Objections can no longer be accepted against the GV2022 Roll.

Existing objections (previously) submitted against the GV2022 cycle are being finalised. Objectors will be notified in writing of the objection decision and will be afforded the opportunity to lodge an appeal against the objection decisions with which they disagree.

2025 General Valuation Roll (GV2025)– Revaluation Register

All properties in the City have been valued on the 2025 General Valuation Roll (GV2025)

Municipal Rates are calculated based on the GV2025 valuations as from 1 July 2026.

If you missed the GV2025 objection period but still wish to dispute the value of your property, you may request for the property to be revalued in a Supplementary Valuation. Please contact valuations@capetown.gov.za for more information about the Revaluation Register Application Process.

The objection period for GV2025 closed on 30 April 2026. Late objections will not be accepted.

First Supplementary Valuation Roll to GV2025 (SV01/GV2025)

CURRENT VALUATIONS - SV01/GV2025

Properties currently being valued in the SV01/GV2025 Roll may be eligible to submit a REVIEW if the value is believed to be incorrect.

The objection period for properties valued in the SV01/GV2025 Roll will take place in July/August 2027.

Properties that were omitted from the GV2025 valuation roll, or that have changed since they were last valued are currently being valued in real-time in the First Supplementary Valuation Roll to GV2025 (SV01/GV2025).

The following notices will be posted to all properties valued in the SV01/GV2025 roll.

Notice 1 will be posted / emailed immediately after the SV01/GV2025 real-time valuation is completed and will provide details about the Review Process. Email valuationsobjection@capetown.gov.za to obtain the official review form and return the completed form to the same address.

Notice 2 will be posted / emailed in July 2027 after the SV01/GV2025 Roll is certified. This notice advises about the right to object if the value is deemed to be incorrect and will outline the process for submitting an objection. Email valuationsobjection@capetown.gov.za to request for the objection form and return the completed form to the same address.

PROTECTION OF PERSONAL INFORMATION ACT (POPIA)

The City respects your privacy rights and therefore aims to ensure that we comply with the legal requirements of the POPI Act.

Property rates ratios and relief measures

Council approved the rates ratios and relief measures on 29 June 2026 as contained in the new Rates Policy, effective 1 July 2026.

The new measures include:

  • In addition to the R15 000 rebate to all residential properties, the granting of a further reduction of R605 000 on residential property valuations to the value of R8 million and lower, before applying the rate-in-the-rand;
  • The qualifying limit for a rates rebate for owners dependent on pension and social grants for their livelihood is ≤ R27 000 of the household income per month.

To provide an idea of what a property owners could expect to pay (more or less), the City Valuation Office makes a Provisional Rate-in-the-Rand available via the Rates Estimation page and can be accessed via GV2025 Roll.

Property owners are able to enter their property details such as the Erf number or physical address on the GV2025 Roll and see what the approximate rates payable would be based on their GV2025 valuation. It should be noted that the information on the Rates Estimation page takes into account municipal rates only and does not include services that are payable.
