Purpose of the application
The proposal entails the redevelopment of the current industrial zoned properties to mixed use purposes. It is proposed to enable a commercial development on Site A and an affordable housing development on Site B. The following series of applications have been submitted in terms of section 42 of the MPBL:
- Deviation from the Municipal Spatial Development Framework, Table Bay District Plan and Woodstock and Salt River Spatial Development Framework, to develop the sites from industrial to mixed use and residential purposes
- Subdivision of Erf 148639 into five portions, and the subdivision of Erf 10224 into two portions, subdivision of Erf 10225 into three portions and the subdivision of Erf 149351 into two portions.
- Consolidation of six (6) properties to form Site B.
- Rezoning of a portion of Site A from General Industrial (GI2), Transport (TR1) and Transport (TR2) to Mixed Use (MU2), and Site B from General Industrial (GI2) to Mixed Use (MU2).
- Permanent departures relating to building lines and carriageway way crossings.
